Del Rey Point Mixed-Use Project MND

Impact Sciences was selected to prepare a Mitigated Negative Declaration (MND) for an approximately 104,000 sf mixed-use (commercial/residential) development in the Del Rey neighborhood of the City of Los Angeles. The proposed project is a multi-family residential project consisting of 236 residential units (apartments), with 12 units set aside for extremely low income and 26 units set aside for very low income housing, a community room and business center, a gym/spa, and a pool and patio area. Key environmental issues, given the project’s proximity to SR 90, include being subject to the Zoning Information (Z.I.) No. 2427 Freeway Adjacent Advisory Notice for Sensitive Uses. This Notice states that the City Planning Commission recommends that applicants of projects located within 1,000 feet of a freeway and that propose residential units, schools, or other sensitive uses, perform a Health Risk Assessment (HRA) as a supplemental technical report to the environmental documentation.
