3401 S. La Cienega Boulevard SCEA

The project site, located immediately adjacent to an existing Metro station, is approximately 153,608 SF (approx. 3.53 acres). The project proposes to demolish all existing uses and construct two new buildings. Building A is a commercial building of approximately 85- feet tall, and approx. 268,000 gross SF.  Building A will be all office use except for approx. 5,000 SF of retail on the ground floor. Building B is a residential 260-unit apartment building approximately 85 feet tall, 260,000 gross SF. The total building square footage onsite will be approximately 528,000 gross SF. Parking will be in three subterranean levels containing a total of 871 parking stalls.

Impact Sciences provided a due diligence report for the proposed project. As part of the due diligence period, Impact Sciences evaluated the project to determine the appropriate scope for the environmental document. Based on the findings of the due diligence report, Impact Sciences prepared a SCEA for the project. Impact Sciences also prepare the air quality, noise, and greenhouse gas technical reports for the project. ASM prepared the Historic Resources Assessment Report (HRAR). The project was on a fast-track schedule, and Impact Sciences met all client deadlines.
